As an active acquirer of real estate and property management portfolios, the Partnership Program creates a dynamic opportunity, allowing us to place newly acquired assets directly with managing partners throughout the nation.
So regardless of where you're located or the type of assets you manage, we'll make the acquisition, hand you the operations, and everyone participates in the economics.
To initiate the process for consideration into the Partnership Program, interested candidates must first download the Partnership Program Application, complete in full, sign and then return.
All applications are reviewed and background checks are conducted in order to ensure each candidate is qualified and meets the criteria for membership. Once the background check is completed, a formal Partnership Agreement will be issued to the candidate for review and signature.
Congratulations, you are now an Inactive Partner in the Program!
Being an Inactive Partner lets us know who you are, where you are, and what type of assets you manage. This allows us to refine our acquisition strategy with the goal of acquiring real estate or property management assets near your location and within your management territory. Once a target is identified, we will reach out to you to coordinate management responsibilities.
Once an acquisition is made, we will place the assets under your direct management following the execution of a Partner Management Agreement. From there, you get to control the day-to-day management and are entitled to economic benefits from both the assets themselves, as well as from KHI Real Estate directly.
Congratulations, you are now an Active Partner in the Program!
As no one can ever know when or where an acquisition opportunity may present itself, as an alternative, Partners are eligible to assign ownership of contracts within their existing book of business to KHI Real Estate in order to begin participating immediately. This allows Partners to not have to wait for a potential transaction to occur, and places the ability and velocity of a Partner's earning potential directly within their control.
For Partners who want to participate but may prefer to keep ownership of their book of business, the process of using a proxy assignment of contracts to KHI Real Estate allows the Partner to use the cashflows from a designated book of business to participate in the Partnership Program, all the while maintaining ownership of those contracts and the ability to control their exit.
All accepted Partners are initiated as Inactive Partners, which provides full access to the Partnership platform for no cost and without any designated responsibilities.

We undergo a rigorous approval process to ensure all Partners are well qualified and that each maintains a higher standard of fiduciary responsibility. Requirements for qualification include a minimum of two years in business and at least one hundred units under management, as well as all licenses and business operations up-to-date and in good standing.

As an Active Partner, you will continue to run your business as normal while also maintaining full control of day-to-day operations for any assigned KHI Real Estate portfolio. You control the outcomes and your success.
